האם כל החובות נמחקו מדוח נתוני אשראי?
אחת הבעיות הקבועות אחרי פשיטת רגל, היא בעיה עם דו"ח נתוני אשראי. הדו"ח הוא דבר חדש יחסית והוא החליף את BDI שאתם אולי מכירים. המטרה של הדו"ח היא לתת תמונה הרבה יותר מפורטת של העבר הצרכני שלנו מבחינת הלוואות, התנהלות בבנקים, צ'קים חוזרים, הוצאות לפועל וכל שאר הדברים.
אחת הבעיות החדשות שנולדה יחד עם הדוח היא שאנשים שסיימו פשיטת רגל, נשארים במצב שבו הם שילמו את החובות שלהם לבנקים, אבל הבנקים "שוכחים" למחוק את החובות האלו מדו"ח נתוני האשראי שלהם.
כלומר, יכול להיווצר מצב שבו סיימת פשיטת רגל לפני שלוש שנים ועדיין בדו"ח שלכם מופיע שכל ההלוואות שהיו, הן פעילות היום ונמצאות בפיגור כאילו מעולם לא שולמו.
אז הדבר הראשון שעושים ברגע שעברו שישה חודשים מרגע ההפטר, זה להזמין דוח נתוני אשראי בטלפון כוכבית 6194 ולשלוח לי אותו, כדי שיחד נראה מה שצריך לתקן. אני מקבל הרבה טלפונים של אנשים שרק סיימו פשיטת רגל ורוצים כבר עכשיו לבדוק מה צריך למחוק, אבל זה מוקדם מדי. הדרך הנכונה היא לעשות את זה אחרי שישה חודשים.
האם עברו שנתיים מההפטר?
אני חייב לציין בהוגנות שזה הסעיף שאני לא רציתי לדבר עליו, מהסיבה הפשוטה שכל מקרה הוא לגופו. יצא לי כבר להשיג משכנתאות אחרי שנה מרגע ההפטר ויש כאלו שלא ניתן להשיג להם משכנתא גם חמש שנים אחרי ההפטר, כך שלא רציתי במיוחד לכתוב את הסעיף הזה.
בכל מקרה, אם אתם מתכוונים להגיש בקשות למשכנתא לבד, אני ממליץ לפחות 3 שנים אחרי קבלת הפטר, אם אתם נעזרים בי, ההצעה שלי היא אחרת לחלוטין: ברגע שהגעתם לשישה חודשים מרגע קבלת ההפטר- תרימו לי טלפון, תבואו לפגישה ויחד נכין את הקרקע לזה שאנחנו נשיג משכנתא. יחד ננקה את הדוח, נבדוק הכנסות מול הוצאות ונתכונן להגשת בקשות למשכנתא בעתיד.
אני מציע בחום גדול להיזהר כאשר מבקשים משכנתא אחרי פשיטת רגל, לא לעשות מהלכים לבד, זה מצב שהוא מאוד רגיש ומאוד נפיץ. בדרך כלל לא נשארו הרבה בנקים שניתן לעבוד איתם ואני אישית לא ממליץ לקחת סיכונים.
האם נשארו בנקים שלא נשרפו?
בעיקר אצל חברות ועסקים, כאשר עוברים פשיטת רגל מסתבכים עם הרבה בנקים. אבל זה יוצר בעיה גדולה מאוד לאחר פשיטת הרגל כאשר מגיעים לקחת משכנתא. תיקחו בחשבון שכל בנק שהיו איתו בעיות במהלך הפש"ר או לפני כן, לעולם לא יאשרו משכנתא.
לכן הדבר הראשון שאנחנו צריכים לדעת שבכלל קיימים בנקים שניתן לעבוד איתם. כבר נתקלתי במקרים שבהם לא נשארו בכלל בנקים שניתן להתנהל מולם. עכשיו תחזרו רגע לפסקה קודמת ותבינו למה התכוונתי כאשר נכתב שצריך לא "לבזבז" בנקים בהגשת בקשות לא מקצועיות.
איך ההכנסות שלכם היום והסדר בחשבון הבנק?
שימו לב חברים יקרים, כאן הגעתם לדבר הכי חשוב. נכון שעברתם פשיטת רגל ואני אתמודד מול ההשלכות של פשיטת הרגל, אבל החלק הזה הוא על אחריותכם:
סדר בחשבון וסדר בהכנסות: שימו לב אנשים יקרים, אם אתם שכירים- אנחנו רוצים לראות הפקדות מסודרות של התלושים שלכם בחשבון הבנק, בהתאמה מוחלטת עד האגורה האחרונה. אין שום חריגות במסגרת שלכם, אם יש הלוואות = אז התנהלות תקינה לחלוטין, אם אתם עצמאיים אז כמובן דוחות הכנסה מסודרים של שנה נוכחית ושנה קודמת. במיוחד אחרי שעוברים פשיטת רגל, צריך להראות התנהלות סופר תקינה, הרבה יותר מאשר לקוח רגיל. שימו לב, שום עבודות בשחור, עדיף מאוד שלא יהיו חשבונות בבנק הדואר, זה פשוט נראה רע מאוד.
סבלנות, סבלנות:
חשוב להבין, המשכנתאות האלו יכולות להיות מסובכות מאוד וארוכות מאוד. הבנקים יכולים במקרים מסוימים לבקש הרבה מאוד מסמכים, כך שאני חייב לבקש מכם להיות סבלניים ולהתחשב בכך שזה באמת דבר לא פשוט.
